{"id":1853,"date":"2013-08-14T18:06:00","date_gmt":"2013-08-14T18:06:00","guid":{"rendered":"http:\/\/rf.podcastfixit.com\/index.php\/2013\/08\/14\/roxboro-condo-project-inches-forward\/"},"modified":"2015-06-01T19:41:42","modified_gmt":"2015-06-01T19:41:42","slug":"roxboro-condo-project-inches-forward","status":"publish","type":"post","link":"https:\/\/newscoverage.org\/index.php\/2013\/08\/14\/roxboro-condo-project-inches-forward\/","title":{"rendered":"Roxboro condo project inches forward"},"content":{"rendered":"<p><b><i>Neighbours still have serious concerns&nbsp;<\/i><\/b><\/p>\n<div>\n<b><br \/><\/b><br \/>\n<b>By Robert Frank<\/b><br \/>\n<a href=\"http:\/\/www.thesuburban.com\/\">www.thesuburban.com<\/a><\/p>\n<p>\u201cIt\u2019s very clear that we\u2019re not going to make a decision tonight,\u201d Pierrefonds-Roxboro urban planning committee chair Cath\u00e9rine Cl\u00e9ment-Talbot told residents who filled council chamber, Aug. 12, to find out about a longstanding proposal to build on a vacant lot along the CN commuter rail line.<\/p>\n<p>Owner Jack Wolofsky originally proposed to erect an eight-storey condominium on the site, however the project fell afoul of the city\u2019s zoning by-laws.<\/p>\n<p>Architect Nathan Shertzer presented a new, scaled-down proposal at the meeting that would instead see a brick-clad three-storey condominium rise there.<\/p>\n<p>Cl\u00e9ment-Talbot told <i>The Suburban<\/i> that no change in city by-laws would be required to permit this project to move forward.<\/p>\n<p>\u201cThe zoning there is for three stories,\u201d she confirmed.<\/p>\n<p>Many residents expressed concerned about the impact of putting more vehicles on the neighbourhoods roads, but Cl\u00e9ment-Talbot patiently reminded each questioner that such issues would be weighed by the borough\u2019s traffic committee at a later date.<\/p>\n<p>A number of citizens also expressed concern about the risk that the building\u2019s two-storey underground garage could be flooded, since it is in proximity of the river.<\/p>\n<p>\u201cThe city has rigorous rules for buildings that are construct in zones that face a flood risk every 20-100 years,\u201d reassured Pierrefonds-Roxboro environment director Suzanne Corbeille. \u201cThe basement has to be immunized.
