The lot has been decontaminated and the first phase of the Apero development in LaSalle is now underway. The lot is located on the northeast corner of Shevchenko and Jean Chevalier, where the old Gym Zone used to be, just south of Fruiti Si and the bowling alley and north of the Legion on Bouvier.<\/p>\n

Before construction could get underway, decontaminated soil from the old municipal dump had to be trucked away. Neighbours describe a convoy of trucks arriving and leaving from Shevchenko during the construction holiday in July. \u201cWe decontaminate as we build,\u201d says Carrier. \u201cIt makes sense to do most of the decontamination in the winter when the soil is solid and no dust can blow away.\u201d<\/p>\n

Carriere says that the developer, Duox Construction, initially budgeted in the neighbourhood of $9 million for decontamination, but the level of waste wasn\u2019t as deep as originally thought. The price tag is now expected to run to no more than a \u201ccouple of million\u201d says Benoit Carrier, General Director of Apero. \u201cIt\u2019s not as deep as we, thought \u2014only four feet or so; it\u2019s nothing. As we got closer to Bouvier, it was a lot deeper. That will cost much more.\u201d<\/p>\n

Duox Construction is building the project, while the structural engineer is Pasquin St. Jean, with Desjardins Expert Conseil providing civil, electrical and mechanical engineering support. The design was created by TLA Architectes.<\/p>\n

Phase 1 consists of buildings A and C, which are 16 townhouses, and 40 condos on Jean Chevalier. When we visited two weeks ago, three of the townhouses and 16 of the condos were already sold. The townhouses will be ready for occupation in May 2014, while the condos will be ready two months later.<\/p>\n

The townhouses are two-storey wooden construction with Brampton Brick and Stone cladding. The condos are located in six-storey steel and concrete units. Each townhouse includes a private rooftop terrace and all the condos have private balconies. The development includes plans for a private courtyard garden.<\/p>\n

The developer is particularly proud of the finishes, which including wooden, granite or quartz countertops, ceramic backsplashes and wooden and tiled floors.<\/p>\n

Phase 2, or building E and phase 3, building D will be sold and then built sometime after the first purchasers move in.<\/p>\n

Parking for the entire development will be located in underground parking garages accessed from laneways into the development.<\/p><\/div>\n
