Technopole publishes commercial real estate guide

Helps attract businesses to Laval

No longer a sleepy suburb north of Montreal, Laval has become an important cog in the region’s economy in its own right, Laval Technopole vice-president Gilbert LeBlanc told The Suburban in an interview.

Hot on the heels of a visit by a group of site locaters who help American corporations find places in Canada to set up shop, the Technopole last week published Laval’s first comprehensive guide to the city’s huge commercial property potential.

“There’s still some 25 million square feet of space available here for industrial, office and retail development,” Leblanc reported “Nearly a third of that already has municipal services [such as fresh water and sewage lines] available to it.”

Fastest growth in decades

Leblanc—who has spent the past 28 years of his career promoting development in Quebec’s third-largest city—has witnessed most of Laval’s remarkable transformation first-hand. He observed that today’s pace of growth has generated vigorous economic growth on a scale that he hasn’t seen in decades.

“Laval is booming on the office side,” he enthused. “Three new office towers are currently under construction. We haven’t seen cranes building three new towers at once in 20 years.”

The city’s economy is so strong that the lion’s share of the capital poured into Laval is self-generated, LeBlanc noted.

“On average, 80-85 per cent of new investment in Laval’s industrial sector is made by companies that are already based here,” he observed. “That helps a lot. We are blessed with some very interesting, very dynamic business owners who have already prospered and want to grow. We also have an extremely strong base of locally based entrepreneurs whom we promote, on which Laval’s economy can build.”

Leblanc said that Laval’s commercial real estate guide, which his team took six months to compile, will help to attract outside investors who whose investment will further increase the city’s burgeoning economic growth.

“It answer the technical questions that site locators, international traders and promoters ask when they visit,” he explained. “It lays out the advantages of locating in Laval, where to do so and how much it will cost.”

Translators are currently in the final stages of reviewing an English version of the guide, which LeBlanc said ought to be available within the next few weeks.

“We promote Laval all around the world,” he concluded.
